Starting on April 5th on Flexmls Web, if your MLS follows non-disclosure laws for sold prices (it doesn\u2019t require sold prices to be published and allows $0 to be entered for a listing\u2019s sold price), the Market Share report will be more accurate and easier to understand by indicating how totals are calculated for listings with a disclosed price.<\/p>\n

When Will It Change<\/b>
\nThis update will be available on April 5, 2018.<\/p>\n

Who Will Be Affected<\/b>
\nThis change will only affect users when (1) your MLS follows non-disclosure laws and allows $0 to be entered for a listing\u2019s sold price; and (2) your MLS allows members, offices, or companies access to the Market Share option in the Saturation Analysis report.<\/p>\n

What Will Change<\/b>
\nRun a Market Share report by using the Menu to find and select\u00a0Inventory & Production<\/b>; then select the\u00a0Saturation Analysis\u00a0<\/b>report. The\u00a0Market Share\u00a0<\/b>option is at the bottom of the screen (click here<\/a>\u00a0for more information on using the Market Share option).<\/p>\n

After making your selections, the results in the\u00a0Volume<\/b>,\u00a0Average<\/b>, and\u00a0% Total Volume<\/b>\u00a0columns will be calculated using only disclosed prices. If you\u2019ve included the option to\u00a0Calculate numbers and volume using sides<\/i>, the\u00a0Sides\u00a0<\/b>column will include sides for\u00a0all<\/i>\u00a0listings regardless of whether the price was disclosed.<\/p>\n

If a total in the\u00a0Volume<\/b>,\u00a0Average<\/b>, or\u00a0% Total Volume<\/b>\u00a0column involves listings with non-disclosed sale prices, an asterisk will appear next to the number. A note at the bottom of the report lets you know:\u00a0One or more listings have an undisclosed price. This value is calculated based on disclosed prices only.<\/i>\u00a0Use your mouse to hover over a value with an asterisk and a popup will indicate how many sides with a disclosed price were used to calculate the value.<\/p>\n

Why Are We Making the Change<\/b>
\nThis update keeps the information in the\u00a0Sides<\/i>\u00a0and\u00a0% Total Number<\/i>\u00a0column accurate while clearly indicating that only listings with disclosed prices are used to calculate values for\u00a0Volume<\/i>,\u00a0Average<\/i>, and\u00a0% Total Volume<\/i>.
